Sapphire Residence – 27 Catedrei street, Bucharest 1
The building includes 18 apartments and two multi-functional areas, a garage for 40 cars, circulation and technical areas. It has a double basement, semi-basement, ground floor and five upper levels.
At semi-basement, at the level of Catedrei street, there is the reception and waiting areas, the main stairs and elevator, administration and security areas – surveillance, a lavatory for personnel, the area for waste bins storage. At the same level are located two multi-purpose areas, with optional direct access from the street; these areas can be used for residential or service functions.
The ground floor and upper floors include three apartments on each floor, around a central hall and serviced by the main stairs and an elevator for 6 persons.
The basement, partly extended on two levels, has a garage for 42 vehicles, endowed with two hydraulic elevators, a heating unit, a pumping and pressure chamber, a civil defense shelter useable also as modular storage area, a transformer unit of 600 kVA, a room for electricity panels and meters, retention vats for rain water and a fire-fighting tanks, an access ramp having a 17.5% slope.
The building structure is made of reinforced concrete, the perimeter enclosures are made of brickwork using hollow GVP bricks and thermoinsulating envelope of expanded polystyrene 10-cm thickness and extruded polystyrene of 15-cm thickness; the global thermal insulation coefficient being G=0,59W/m3 K. The outside windows are made of aluminum frames within break of thermal bridges and thermo-insulating glass, 4.16.4 with low-e soft; thermal rod; the space between the glass panels being filled with Argon; coefficient 0,9 W/m2K°.
The internal walls are made of simple/double walls of plated plasterboard, with sound insulation index of 42 dB. The outside finishing is based on structured plastering on top of glass fibber mesh, ventilated plating of composite structure on metallic structure, granite tiles. The inside finishing includes floors of triple laminated parquet, rectified ceramic tiles, granite, washable painting, false, phono-insulating ceilings, varnished carpentry, etc.
Independent metering is provided for each apartment, for the garage and common areas, for the electricity, heating and water. The air conditioning installation consists of independent, multi-split units placed outside each apartment.
The building is endowed with voice-data system, television and internet, video-interphone, alarm, detection and surveillance. The apartments will have interior wireless Internet networks.
All the employed materials and equipment will have the adequate quality certificates and technical agreements.
